This panel will include representatives from local government, economic development, and industry to discuss what they see coming to the Triad region in 2024.

Our speaker before the panel is from industry and will provide a true forecast of the multifamily market, discussing topics such as new construction, trends, and other industry-specific things for 2025.

Keynote Speaker:

Nick Leverett, CoStar


Nick Leverett is a Director of Market Analytics for CoStar. Nick analyzes commercial real estate data and trends to provide CoStar’s view of the market and outlook for the multi-family, office, industrial, and retail sectors in markets including Raleigh, Durham, Greensboro, Winston-Salem, and Wilmington. Nick is a regular speaker at key industry events, and his research and analysis have been featured in numerous media outlets, including the Triangle Business Journal, the Charlotte Business Journal, and CoStar News. CoStar is the leading provider of commercial real estate information, analytics, and online marketplaces.

Prior to joining CoStar, Nick led the market research team at the real estate investment firm Dilweg, advising on company acquisitions and strategy in sunbelt markets including Atlanta, Charlotte, Dallas, Raleigh, Durham, Nashville, and Tampa. Nick’s research informed decisions on hundreds of millions of dollars of commercial real estate acquisitions. Nick began his career as a practicing attorney, representing clients in complex matters involving real estate, corporate law, and dispute resolution. He is based in Raleigh.

Stephanie Blair, Economic Development Partnership of North Carolina

Stephanie Blair joined the Economic Development Partnership of North Carolina, EDPNC, in July 2024. In her role, she works directly with companies or site selection consultants to manage all stages of a business recruitment project, from initial interest in NC to final decision. She serves as a state-level point of contact for local economic developers.

A North Carolina native, Stephanie now calls Greensboro home. Stephanie graduated from the University of North Carolina at Chapel Hill where she received her degree in political science. Prior to joining EDPNC, she served as a Regional Representative for the Office of US Senator Thom Tillis, serving as his eyes and ears in the state in the 23 county region she covered. Stephanie is passionate about being an ambassador for the state of North Carolina and promoting economic growth for its residents. She enjoys connecting folks with resources that are out there but often unknown.

Outside of work, Stephanie enjoys traveling, reading (she always enjoys a professional development book recommendation), working in her yard, cooking, and finding the best places to eat. You can often find Stephanie with her 13 year old standard poodle, Coco, sitting on their front porch.

Councilman Jeff MacIntosh, Northwest Ward - Winston Salem City Council

Councilman MacIntosh has represented the Northwest Ward of Winston Salem since 2013. A graduate of Wake Forest University, Councilman MacIntosh is currently the Chair of the Public Works Committee and was previously the Vice Chair of the Public Safety and a member of the Finance Committee. Councilman MacIntosh is also a realtor who has been supportive of revitalization and new development to meet the needs of Winston Salem.

Councilman/Mayor Pro Tem Michael Holmes, Ward 6 - High Point City Council

Councilman Michael Holmes, currently serving as Mayor Pro Tem, is a dedicated public servant with an unwavering commitment to the residents of Ward 6 in High Point. Since the age of 15, Michael has been actively involved in politics, displaying a passion for community engagement that has only intensified over the years.

In 2009, Michael, along with his family, made North High Point their home, immersing himself in the local fabric and becoming deeply connected to the community. In 2019, the residents of Ward 6 recognized his leadership qualities and elected him to the City Council. Michael's dynamic and global perspective, cultivated through a professional career in international manufacturing spanning multiple countries, adds a unique dimension to his approach in local governance.

Recently reelected to a second term, Michael Holmes has demonstrated a remarkable commitment to progress and community empowerment. In addition to his public service, he has founded HMA Consulting Group LLC, reflecting his entrepreneurial spirit and dedication to fostering positive change within and beyond High Point.

Michael's academic background includes degrees in Economics and Political Science, as well as studies in urban design. This diverse educational foundation equips him with a comprehensive understanding of the complex challenges and opportunities facing High Point.

One of Michael's significant contributions as a civic leader has been his leadership in crafting the One High Point Commission's recommendations on municipal reparations as well as his leadership in crafting High Point’s new brand. His commitment to equity, justice, and inclusivity is evident in this pioneering work, showcasing his determination to build a more just and equitable High Point.

Beyond his professional and civic pursuits, Michael is a devoted family man. Celebrating 28 years of marriage to his wife Daria, he takes pride in the accomplishments and aspirations of his two daughters, Nasia (20) and Cameron (17).

As we look to the future, City Councilman Michael Holmes, Mayor Pro Tem, remains steadfast in his commitment to fostering positive change, promoting inclusivity, and ensuring a brighter future for the residents of High Point. His dedication, experience, and innovative spirit make him an invaluable leader in our community.
